Address correction (v1.0 → v1.1)

v1.0 assumed Devin lived in Prestonwood Estates Plano. Correct neighborhood is Prestonwood Estates West, North Arlington 76012 (1905 Red Cypress Ct). ~5 mi from AT&T Stadium, not 35. Geography flips; recommendation does not.

Verdict (v1.1)

Don't do it. New dominant reasons: 1. HOA risk. Prestonwood Estates West HOA is real, organized, and litigious (sued City of Arlington 2022). ~85% probability CC&Rs prohibit commercial activity on residential lots. 2. Small upside. Home-based Bounce listing at 1905 Red Cypress = 3-8 bags/day on match days = \(200-\)600 gross over the tournament, before insurance and tax. 3. Opportunity cost. Strategy C (partner with venue + list on Bounce) still tops out at \(0-\)3K net, vs. one $100/4mo StampReady cohort.

Aggregators (LuggageHero $1.49/hr at AT&T, Bounce, Vertoe, Stasher, Radical, Mobile Locker Co.) saturate the stadium. Arlington banned new event-zone vendor permits. Ticket sales 35-50%.

Better-fitting alternative (surfaced in v1.1)

List parking on SpotHero/JustPark/GameDayParking instead. Same "live near stadium during a major event" upside, ~\(225-\)1,620 gross over 9 matches, HOAs rarely litigate driveway parking, zero insurance/inventory/bailee liability.
